SAMPLE NUMBERS ONLY - NOT A QUOTE OR OFFER - CONCEPT MOCKUP
OFFICER WORKSPACE - YOUR LOAN FILES (SAMPLE DATA). Prototype: edits are kept on this device only. No sign-in, sharing or shared storage is built.
Loan files
Edits are saved in this browser on this device only. Not backed up, not shared, not synced. Reloading keeps your edits, rate confirmations and the source labels of imported rates. Editing a rate, term, points or a source field clears the confirmation. Imported rates you never confirmed are marked unconfirmed again after a reload until you re-select or retype them. Open a file to edit its options. A real version would show the borrower only the proposal view of one file. This mockup has no access control. Chips are a quick count of 9 basic loan inputs, not a readiness check. Fictional names and addresses only.

Review a borrower scenario file (sample)
Opens the file for review only. Nothing changes unless you choose Apply; the saved loan and any rate lock note stay as they are until you edit them yourself.
Live option summary DEMO
Tap an option to make it the one the borrower sees first. Numbers update as you edit the inputs below.
Import application file (Fannie Mae 3.4)
Reads MISMO 3.4 XML (the "Fannie Mae 3.4" export) on this device only. Pulls transaction type, purchase price, loan amount, property address, units/type, and proposed taxes and insurance. Nothing changes until you choose Apply. Entering a ZIP still uses the existing ZIP suggestion lookup.
1. Property and loan inputs DEMO
Blank means not entered. Blank is never treated as $0.
Type the rates and the points figure you want the borrower to compare for each option (up to 200 rows; 5 are shown to start, use Extend, Less or Collapse to change how many rows show, or paste or upload to fill them all). Tap Select on the row you want shown on the main card. Typed or pasted by you; changing anything clears the rate confirmation. Rates may be typed exactly (for example 6.999). "Hide" removes a row from everything the borrower sees (table, chart, comparisons, steps); the row stays here and you choose each one.
Option 1 - 30-yr fixed
Banks differ and change. Pick one for each option; nothing is assumed.
Use this only if the figures typed below do NOT already include your commission. Points per row = (figure + commission) % of the loan amount. Applies to Option 1 only. Example: a fraction of 0.015 in a spreadsheet is typed as 1.5. Nothing is pre-filled. Whether and how this must be disclosed to the borrower is not decided here.
The main card uses the points entered for its exact rate in this table. If no row matches, it says points are missing; it never assumes $0.

Option 2 - 15-yr fixed
Banks differ and change. Pick one for each option; nothing is assumed.
Use this only if the figures typed below do NOT already include your commission. Points per row = (figure + commission) % of the loan amount. Applies to Option 2 only.

Option 3 - 30-yr with points
Banks differ and change. Pick one for each option; nothing is assumed.
Use this only if the figures typed below do NOT already include your commission. Points per row = (figure + commission) % of the loan amount. Applies to Option 3 only.

Confirm these rates for the borrower
Until you tick the box below, the borrower view says "Rates NOT confirmed. Illustration only." Fill in where the rates came from, check them against your rate sheet, then confirm. Changing any rate, term, points or the source details clears the tick.
Demo reads one simple CSV on this device (columns: program, term, rate, price). It does not read PDF or Excel, any real lender's layout, adjustments or lock periods, and it computes no pricing. Nothing is uploaded anywhere. You still type the lender, date and adjustments, then confirm.
Get title fees online (test)Runs Madison's calculator through our Cloudflare test service and fills the fields above, using Option 1 and the property details in this file plus the choices below. Purchase deals only in this test. For New York one run calculates both payer choices (Seller and Purchaser), so switching the payer afterward is instant. It re-runs only when another input changes.
County suggestions come from an offline map built on the U.S. Census Bureau 2020 ZCTA-to-county relationship file (ZCTAs approximate USPS ZIP codes; ZIPs that serve only PO boxes are not mapped). Confirm the county before relying on it.
New York purchases only - Madison's calculator shows this choice there and ignores it for other states. Mapped to its "Is purchaser paying transfer tax?" checkbox. Both choices are calculated together, so switching is instant while the other inputs are unchanged. Change any other input, or if a choice is missing, run the calculation again.
Itemized title fees
Saved sample: itemized title fees (fictional example)- saved Madison calculator results from Nov 1, 2026, both transfer-tax payer variants. Sample inputs: $1,000,000 purchase, $800,000 mortgage, Kings County NY, 1-2 family, Purchase. Not from this file and changes nothing in it.
When the purchaser pays, Madison adds the transfer taxes to the amount its taxes are computed on, so those tax lines are higher than in the seller-pays variant.
These fee, title, prepaid, tax and insurance figures belong to Option 1. Each other option has its own under it (Same copies Option 1 once, Different is typed separately).
The test button above sends the deal numbers shown in its panel to Madison's public calculator through our Cloudflare test service and fills the estimate fields. Typing anywhere else on this page still sends nothing anywhere. Madison's permission for automated use is unverified; results are Madison's estimates only.
4. Funds and reserves DEMO
Typed by you. Nothing is inferred or checked against any lender rule. Reserves are assets that must remain after closing, they are not paid at closing. Each option has its own required reserves under it (Same copies Option 1 once, Different is typed separately). The borrower types the funds they say they have in their own view.
When reserves are entered in months, the dollar amount calculates itself from that option's full monthly payment and updates when the selected rate or figures change. Qualified funds are the amount you typed, not the borrower's own figure. The borrower's reported funds appear separately in the borrower view and are never used as qualified.
5. Status and history PLANNED
Planned: who changed what and when, plus saved versions. Not in this mockup.
Change any field and the borrower view recalculates instantly. Both screens are on one device and nothing is saved. A real version needs shared storage and separate officer/customer sign-in, not built.
